Booking Policy
COVID-19: If Government restrictions prevent you from travelling or staying with us due to the Covid-19 pandemic we will offer a postponement or full refund. We strongly recommend that you take out insurance cover at the time of booking to cover the need to self-isolate, or for any other eventuality.
BOOKINGS: Provisional bookings remain firm for one week pending return of the booking form and non-returnable deposit. We also require, at the time of balance payment, a good housekeeping deposit (minimum £100 per cottage) against breakages, excess cleaning or damages. This will be returned, in full, within 14 days of the end of the stay if no loss or damage occurred or additional cleaning was required.
The balance is due six weeks prior to the arrival date; non-payment by the due date (unless previously arranged in writing with Newhouse Farm Cottages) will be treated as cancellation. If the booking is made less than six weeks prior to the start date of the holiday, then payment is required in full at the time of booking.
Payments can be made by cheque or bank transfer (to keep costs down we don't have a credit card facility). We are VAT registered and can provide a VAT invoice/receipt upon request.
CANCELLATION: In the event of cancellation, please advise us immediately. We will attempt to re-let the property and return your payment. If we are unable to re-let, all monies will be forfeited. We strongly recommend that guests take out holiday insurance cover at the time of booking.
INSURANCE: Insurance cover is not provided and should be arranged independently at the time of booking.
ARRIVAL AND DEPARTURE: Unless otherwise agreed the cottages are available from 4pm on the day of arrival until 10am on the day of departure. Please provide us with an expected arrival time so that we can be here to welcome you. For stays of one or more weeks the changeover day for all cottages is Saturday, except The Linhay and Trotters, which is Friday.
CLEANING, DAMAGE, BREAKAGES: The cottages should be left clean and tidy and in the same good condition as found. Please notify us immediately of any damage/breakages and we reserve the right to charge for any non-trivial damage.
GUEST NUMBERS: The number of people occupying the cottages must not exceed the number stated without written approval from Newhouse Farm Cottages.
SUPERVISION: There must be at least one capable and responsible adult over the age of 18 sleeping in every cottage. The hirer is responsible for the supervision of any under 18s in their group at all times. This is particularly important around the swimming pool, games room and in our grounds including the lake and stream.
DOGS: We welcome our guests’ pets and accept up to 2 well-behaved dogs in each cottage for an additional charge of £50 per dog per week (£25 per dog for a short break). We ask that dogs are not left alone in the cottages and are kept off the furniture and beds (please bring covers for protecting the cottage furniture if you think your pet might be tempted to take a comfy seat and remember your dog’s bed and towels for cleaning muddy paws). Please ensure that all waste is bagged and binned immediately. We can provide details of a fantastic local boarding kennel that offers a dog day care facility for guests who wish to go out for the day and not take their dog with them.
WI-FI AND MOBILE SIGNAL: Our complimentary Wi-Fi (with an approximate download speed of 30 Mbps) is subject to weather and other interruptions and therefore cannot be guaranteed. We have good 4G mobile signal on site (O2 is the best provider).
FACILITIES: We reserve the right to close our facilities at any time for maintenance or repair without recompense.
NO SMOKING: We request all guests adhere to our non-smoking policy in the cottages and communal areas.
FORCE MAJEURE: In the unlikely event of your cottage being unavailable for reasons beyond our control, e.g. fire damage, we will endeavour to find similar alternative accommodation or give a complete refund. No further liability will be accepted.
LIABILITY: The use of accommodation, facilities and grounds are entirely at the hirer’s risk and no responsibility can be accepted for injury, loss or damage to the hirer or the hirer’s companions or guests.
