NEWHOUSE FARM COTTAGES - ACCESS STATEMENT
This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests.
Newhouse Farm has nine holiday cottages converted from 16th century stone barns. The nature of the hilly terrain for access to the site and age of the properties are factors to be considered when booking at Newhouse Farm. Our grounds are undulating, have some steep gradients and hazards (tree roots, rabbit holes etc). Care should be taken by everyone and stout footwear or Wellington boots are advised. Wheelchair access is difficult at all of our properties with the exception of The Linhay which is fully accessible.
The pathways around the cottages are made from a combination of brick paving stones, tarmac and gravel. The car park surface is gravel, uneven and sloped. From the car park area, the swimming pool, sauna and function room are accessible via the badminton area rising six wide, deep and shallow (in height) steps. From the Hayloft access down a flight of twelve steps leads to the games room. Alternatively from the car park, access to the games room rising over door threshold. Flight of fourteen stairs down to the guest laundry room and reception. There is a reception bell on the games room door if required.
THE LINHAY (accessible barn conversion)
Parking is adjacent to the cottage in private car park of gravel surface. Paving stones lead to single storey cottage. Entering through the front door into lounge/dining room. Turn right to the kitchen and king bedroom with en-suite wet room. Turn left from lounge to twin bedroom with adjacent wet room and further twin bedroom with en-suite wet room. Outside there is a paved patio and sloped lawn area. We can provide shower seat and raised toilet seat with frame if required. Additional mobility aids can be hired from Easy Living in Tiverton (01884 258080) and we can arrange to collect and return on guests' behalf.
ELM BARN
Parking can be adjacent to the front door. Entering through the front door into a level entrance hall which leads to WC, kitchen, twin bedroom, double bedroom and family bathroom. The family bedroom is entered from the hallway down five steps. The dining room is entered from the hallway via two steps. The lounge is entered from the hallway down five steps. From the hallway rise twelve steps to the two king en-suite bedrooms. Access to the courtyard garden is from the lounge via three steps. The courtyard surface is gravel. From this courtyard a step up leads to the swimming pool area.
TROTTERS
Unloading is from the main car park. Access to cottage is a short distance across gravel and steep slope of paving stones with hand rail. Three steps down into level courtyard garden of paving stone surface. Entering through the front door into the kitchen/dining area, lounge, double bedroom and en-suite shower room. Eleven steps rising leads to king bedroom (1 step up into en-suite bathroom) and twin bedroom with en-suite bathroom.
ROWAN
Unloading can be near to front door, car to be parked in main car park. Top courtyard garden is shared and is tarmac surface. Access rising over door threshold into hall. Door on left to WC. Further along, door on left to twin bedroom. Down 1 small step into open plan kitchen/dining/living room. Staircase of thirteen steps down to family bathroom, twin bedroom and double bedroom with en-suite shower room. Access here via low headroom door with one step to corridor and further step leading to guest laundry room and flight of fourteen steps to games room.
OAK
Unloading can be near to front door, car to be parked in main car park. Top courtyard garden is shared and is tarmac surface. Access rising over door threshold into hall. Door on left to kitchen. Down 1 small step into open plan dining/living room. Staircase of thirteen steps down to king bedroom and en-suite bathroom. Access here via low headroom door and one step to corridor and further step leading to guest laundry room and flight of fourteen steps to games room.
WILLOW
Unloading is from the main car park. Top courtyard garden is shared and is tarmac surface. Access rising over door threshold into hall. Door on left to WC. Further along, door on left to twin bedroom. Down 1 small step into open plan kitchen/dining/living room. Staircase of thirteen steps down to family bathroom, twin bedroom and double bedroom with en-suite shower room. Access here via low headroom door and one step to corridor leading and further step leading to guest laundry room and flight of fourteen steps to games room.
BEECH
Unloading can be near to front door, car to be parked in main car park. Lower courtyard garden is shared and is gravel surface. Access rising over door threshold and two steps up into open plan kitchen/dining/ living room. Staircase of twelve steps up to family bathroom, double bedroom and twin bedroom.
CEDAR
Unloading can be near to front door, car to be parked in main car park. Lower courtyard garden is shared and is gravel surface. Access rising over door threshold and 1 step up into open plan kitchen/dining/ living room. Staircase of eleven steps up to king bedroom and en-suite bathroom.
LARCH
Unloading can be near to front door, car to be parked in main car park. Lower courtyard garden is shared and is gravel surface. Access rising over door threshold into open plan kitchen/dining/ living room. Staircase of twelve steps up to family bathroom, twin bedroom and king bedroom.
SWIMMING POOL/GROUNDS/PLAY AREAS
These are accessed by either tarmac, paving stones or gravel surfaces. Access to the pool area from the car park is up five wide, deep and shallow (in height) steps and then door threshold leading to the badminton area. From the badminton area to the left there is one step up into the pool house but once inside the changing room, sauna and shower are all on the level. The pool is accessible by Roman steps and ladder steps. Level and to the right of the badminton area is The Hayloft. There are three steps and then nine steps from the Hayloft down to the games room with a further two steps down to the pool table. From the games room there are fourteen steps down to the laundry room. The grounds are mainly meadow/hay fields with pathways cut through and are sloping and uneven. The path leading to the lake (fenced) and stream is steep and the grass may be slippery underfoot. Stout footwear or Wellington boots is advised. The children’s outdoor play area is sited on rubber playbark.
BARBECUE LODGE (accessible)
Sited off the main car park with slope leading to the door. Access rising over door threshold.
